Hermansen plans Frisco, Flower Mound developments

10/2007 - (Frisco, Flower Mound) - Dallas developer Hermansen Land Development Inc. is planning two mixed-use developments in North Texas. Frisco Market Center, a $100 million, 88-acre master-planned development at the northwest corner of Main Street and Dallas North Tollway, will include retail, restaurant, high density multifamily units, a hotel and entertainment venues. Construction is slated to begin next month, with the first phase opening in the summer 2008. Hermansen also is planning a $25 million, 125,000-square-foot development in Flower Mound. The Plaza of the Oaks will contain retail, restaurants and luxury small office space along Long Prairie Road and F.M. 407. The development is slated to open in late 2008. (Dallas Business Journal)

655-Unit plan for $130M phase Centre at Preston Ridge

10/18/2007 - (Frisco) - With work underway on two hotels, ground will break in November on the residential component of the $130 million second phase of the Centre at Preston Ridge. In 2009, 80,000 square feet of restaurant and retail space will deliver with the 655-unit mid-rise multifamily complex. The two-building apartment complex will be 70 percent one-bedroom units, ranging from 500 square feet to 950 square feet. The remaining units will be two-bedroom designs from 1,050 square feet to 1,275 square feet and lofts that average 1,200 square feet. The average rent will be $975 per month. The first phase of the Centre at Preston Ridge, completed in 2000, was a 904,450-square-foot development. The Centre at Preston Ridge's 30-acre second phase got underway earlier this year with a 117-room Hilton Homewood Suites. The hotel will deliver at year's end. Westwood Residential Co. development site is across the road from Frisco Sierra, a 36-acre multifamily project that got underway this week. The Frisco Sierra developers will be rolling out 300 units of their 600-unit plan soon. And Dallas-based Hicks Sports Group has 37 acres banked for 1,000 residential units, office and retail to surround $114 million Frisco's entertainment and sports complex.

Apartment Developers Flocking to Frisco's Booming Market

(Frisco) - Post Properties is starting work on 275 apartments just east of the Dallas North Tollway. Post Properties' four-story Sierra Frisco apartment community on Warren Parkway will include 30,000 square feet of ground-floor retail. Post also has land for an additional 350 units. Just across Parkwood Boulevard, developer Westwood Residential has broken ground on a 655-unit apartment community that's part of the Centre at Preston Ridge mixed-use development. Westwood's four-story buildings in Centre at Preston Ridge II will have about 15,000 square feet of retail and office space on the lower floors. Rents in the project will average around $975 a month. Several more apartment developments are in the works further north off the tollway in Frisco. Wood Partners plans to break ground in early 2008 on a 340-unit rental community called Alta Frisco on Eldorado Parkway just east of the tollway. Wood Partners plans to build a series of three-story townhouse-style buildings. Hermansen Land Development has purchased 88 acres at Frisco's Main Street and the tollway where it will build a mixed-use project called Frisco Market Center. That project will include about 700 residential units, including apartments. And just across the tollway on Main Street, developers of the Frisco Square complex are gearing up for a new apartment building program. Robert Shaw has joined the project and plans to build about 800 rental units in Frisco Square. The first development of 286 apartments will kick off in early 2008. Frisco Square already has 114 apartments in two buildings across from the new City Hall.

Spec trio, BTS kick off 150-acre Frisco Center

(Frisco, TX) - Sinacola Cos. is poised to go vertical on 146,600 square feet in a three-building spec phase in the 150-acre Frisco Center. The company will break ground this week on a 50,000-square-foot office build-to-suit for Frisco Economic Development Corp. The Frisco Center has a 35-acre tract specifically for a medical technology corridor that will be anchored by the $11 million BTS for the Frisco Economic Development Corp. as the headquarters for a city-backed, non-profit business accelerator. The North Texas Enterprise Center for Medical Technology (NTEC) has signed a 23-year lease with the Frisco EDC to jump-start the headquarters project, which will break ground soon and deliver right before its Hall Office Park lease expires in 2008. NTEC's building is designed to accommodate up to 35 medical device and technology-based companies. Sinacola has also gotten OxySure Systems Inc. as its first tenant, leasing 16,500 square feet of its headquarters building at 10950 Research Rd. The buildings are designed with 40,000 square feet, 73,600 square feet and 33,000 square feet with clear heights of 14 foot, 24 foot and 18 foot.

Suburbs are Home of Foreclosure Woes

This year, lenders sent out more than 40,000 home foreclosure notices in the Dallas/Fort Worth area. And the biggest percentage of those home loan defaults was in the suburbs. Outside of 14,000 postings in the cities of Dallas and Fort Worth, Arlington had the most foreclosures with more than 2,900 postings, followed by Garland with about 1,900 and Grand Prairie with almost 1,700, according to Foreclosure Listing Service. Collin County cities had more than 1,000 postings each in McKinney, Frisco and Plano. Lancaster also had more than 1,000 postings. Some of the biggest increases in foreclosures were in fast-growing Collin County communities. For instance, the town of Prosper saw postings almost double this year. In Fairview, foreclosures surged 88 percent, with an average loan age of two years. North Texas' exclusive Park Cities neighborhoods were opposites in the foreclosure count. In Highland Park, the number of foreclosures dropped by 10 percent to a scant nine postings. But in neighboring University Park, the number of home loan defaults almost tripled to 32 postings.[Dallas Morning News]
